Terms & Conditions

1. Introduction

These Terms and Conditions ("Terms") govern the relationship between Gobnb Property Manager ("Gobnb", "we", "us", "our") and the property owner ("Owner", "you", "your") who engages our property management services. By signing a management agreement or using our services, you acknowledge that you have read, understood, and agree to be bound by these Terms.

Gobnb is a property management company based in Pieta, Malta, specialising in short-let property management across Malta and Gozo.

2. Services Provided

Gobnb provides the following services as part of our property management agreement:

• Listing creation and optimisation across multiple platforms (Airbnb, Booking.com, Agoda, VRBO, and others)
• Professional photography and property presentation
• Dynamic pricing and revenue management
• Guest communication, check-in, and check-out management
• Professional cleaning and linen services between guest stays
• Maintenance coordination and property inspections
• MTA licence application support and compliance
• Financial reporting and owner statements
• 24/7 guest support and emergency handling

3. Management Fee

Gobnb charges a management fee of 10% of the gross rental revenue generated from the property. This fee is deducted from rental earnings before disbursement to the Owner.

The management fee covers all services listed in Section 2. Cleaning fees are charged separately to guests and do not form part of the Owner's management fee calculation.

There are no setup fees, monthly minimums, or hidden charges. Gobnb earns only when you earn.

4. Owner Obligations

The Owner agrees to:

• Ensure the property is in a safe and habitable condition at all times
• Maintain adequate property insurance covering short-let rental activity
• Obtain and maintain a valid MTA licence (Gobnb can assist with this process)
• Comply with all applicable Maltese laws and regulations regarding short-let rentals
• Inform Gobnb of any changes to the property, ownership, or availability in a timely manner
• Provide Gobnb with access to the property as reasonably required for management duties
• Ensure all necessary furnishings, appliances, and amenities are in working order

5. Gobnb Obligations

Gobnb agrees to:

• Manage the property professionally and in the Owner's best interest
• Maximise rental income through dynamic pricing and multi-platform distribution
• Maintain the property to a high standard through regular inspections and cleaning
• Handle all guest communication and manage bookings efficiently
• Provide monthly financial statements detailing income, expenses, and occupancy
• Respond to emergencies in a timely manner
• Comply with all applicable data protection and privacy regulations

6. Payment Terms

Rental income, less the management fee and any agreed expenses, will be disbursed to the Owner on a monthly basis. Payments are typically processed within the first 10 business days of the following month.

The Owner will receive a detailed monthly statement breaking down all bookings, revenue, fees, and net earnings for the period.

7. Maintenance & Repairs

Gobnb will coordinate routine maintenance and minor repairs to keep the property in excellent condition. For repairs under EUR 150, Gobnb may proceed without prior Owner approval to ensure timely resolution.

For repairs exceeding EUR 150, Gobnb will seek Owner approval before proceeding, except in genuine emergencies where immediate action is required to prevent further damage or ensure guest safety.

8. Liability & Insurance

Gobnb shall not be held liable for any damage caused by guests to the property or its contents. However, we will assist the Owner in filing damage claims through the relevant booking platform's protection programme.

The Owner is responsible for maintaining adequate property and liability insurance. Gobnb recommends that the Owner's insurance policy explicitly covers short-term rental activity.

9. Termination

Either party may terminate the management agreement by providing 30 days' written notice to the other party. Upon termination:

• All existing bookings will be honoured through their completion dates
• Outstanding payments will be settled within 30 days of termination
• Gobnb will transfer listing ownership and access back to the Owner where applicable
• Property keys or access codes will be returned to the Owner

10. Intellectual Property

Professional photographs and listing content created by Gobnb during the management period remain the intellectual property of Gobnb. Upon termination, the Owner may request a licence to use these materials for continued listing of the property, subject to Gobnb's written consent.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of Malta. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Malta.

12. Changes to These Terms

Gobnb reserves the right to update these Terms at any time. Any material changes will be communicated to the Owner in writing at least 30 days prior to taking effect. Continued use of our services after changes take effect constitutes acceptance of the updated Terms.
